There's absolutely nothing more pleasing than a front step or deck with intense and pleasant planters filled with plants and flowers. It states 'welcome to your brand-new home!'

Create a Curb Appeal Checklist

A leading product on the staging list should be curb appeal products (you can't get people in if they do not like the drive-by): Trim shrubs, repair peeling paint, and include greens or planters near the entryway.

Attract Them at the Entrance

Tighten any loose doors or cabinets and varnish, paint, or re-stain doors. Paint the trim on ceilings and floorings. Paint outside trims and nicks on the home, especially where clients come into the home.

Stage the Yard

In San Antonio the grass is generally parched by the end of the summertime. For my fall listings, I purchase a bag of winter season rye yard seed and apply it generously to dried-out yards of my listings. Water the turf regularly for a few weeks till it begins to grow. Quickly the lawn is emerald green, and it remains that way through the end of April, at which time the regular turf must be recovering.
